Home Loan Guide
Need a home loan in Vijayawada?
A home loan is not limited to purchasing a newly built apartment or an independent house. Depending on the lender’s product and eligibility rules, finance may also be available for construction, repairs, renovation, extension or transfer of an existing home loan.
Serveez helps customers make enquiries across available options from PSU banks, private banks and NBFCs. The suitable lender and loan structure depend on the applicant’s profile and the property’s legal and technical status.
1. Types of home loans
Home Purchase Loan
For purchasing a new or resale house or flat, subject to lender approval of the property and applicant.
Home Construction Loan
For constructing a house on a plot owned by the applicant, with funds released according to lender conditions and construction stages.
Plot + Construction Loan
Some lenders offer a combined facility for eligible plot purchase and house construction. Product rules and timelines vary.
Home Renovation / Improvement Loan
For eligible repairs, upgrades and improvements to an existing residential property.
Home Extension Loan
For eligible additional construction, such as adding a room or another floor, subject to approvals and lender checks.
Balance Transfer
For moving an existing eligible home loan to another lender, often to review the interest rate and repayment terms.
Top-Up Loan
An additional loan that an existing eligible home-loan customer may be able to obtain, subject to outstanding balance, repayment history and lender policy.
2. Can small houses, tiled-roof or sheet-roof houses be considered?
Customers sometimes assume that only large, modern houses qualify for a home loan. That is not a safe assumption. Some lenders may consider smaller or older residential properties, but acceptance depends on the lender’s product, location rules, property condition, title documents, valuation and other checks.
Small houses
The house size or lower property value does not by itself confirm eligibility. Lender minimum loan amounts and property criteria apply.
Tiled-roof houses
Older tiled-roof homes may need closer review of age, condition, ownership records, approved use and valuation.
Sheet-roof houses
A sheet-roof structure may be assessed differently by each lender. Construction type and property documentation matter.
3. What if the property has only one document?
You can still make an enquiry if you have a single property document, but one document does not automatically make the property eligible for a home loan. The lender’s legal team must establish whether the document and supporting records are sufficient to verify ownership and a valid, marketable title.
Depending on the case, the bank or NBFC may ask for link documents, land or municipal records, tax receipts, approved plans, building details, encumbrance information or other supporting papers. Requirements vary by property type, location and lender.
4. What will the bank or NBFC check?
- • Applicant’s income, employment or business stability and repayment capacity.
- • Credit history, existing loans and repayment track record.
- • Ownership, title chain and legal status of the property.
- • Property location, construction type, age, condition and market valuation.
- • Applicable approvals, land or municipal records and other supporting documents.
- • Lender-specific eligibility, minimum loan amount, margin and repayment conditions.
A lender may request additional documents or decline a property or application if its legal, technical or credit requirements are not met.
5. Salaried and self-employed applicants
Both salaried and self-employed applicants can enquire about suitable home loan products. The documents requested will depend on the applicant’s income source and the lender’s process.
Salaried applicants
Commonly requested records may include identity and address proof, salary slips, bank statements and employment details.
Self-employed applicants
Depending on the case, lenders may ask for bank statements, income-tax returns, business or financial records and proof of business continuity.

Some lenders may process straightforward applications quickly when the applicant’s documents and property records are complete and all checks are satisfactory.
